Flat Roof Survey in Hermitage
A careful look at the flat roof at your property in Hermitage, with photographs and a written report.
- Splits, cracks and crazing
- Ponding water that doesn’t drain away
- Upstands pulling away from walls
Do you need a flat roof survey in Hermitage?
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
Common reasons to book include:
- Cracked or split membrane
- Signs of deflection in the roof deck
- Edge trims that have lifted or split
- Ponding water that does not drain away
The streets around a church such as Holy Trinity are often among the oldest in a place, and if your home is one of the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.
Choosing a roof surveyor
- Which limits apply to the survey
- Whether VAT is added on top
- Whether any drone flown is registered with the CAA
- How they’ll see the roof: from ground level, the loft, the roof or by drone
Flat roof survey in Hermitage
Offices, shops, industrial units and blocks of flats frequently sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. Common reasons to book are water getting in at rooflights and splits and cracks in the covering, across GRP fibreglass, single-ply membranes and mastic asphalt.
In a village or hamlet like Hermitage, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

Different roofs, different checks
Mastic asphalt
With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
Felt and built-up roofs
The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.
Questions from Hermitage
Does a conservation area affect roof work in Hermitage?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you carry out roof surveys in Hermitage?
Yes, Hermitage is one of the places we work. The survey and report are the same in Hermitage as anywhere else.
How much does a flat roof survey cost in Hermitage?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

When you need someone else
It is useful to know what a survey won’t do before you book:
- Parts of the roof that aren’t safe to walk on or view
- A structural engineer’s assessment of the deck
- A promise that the roof will not leak in future
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.
Roof types and parts we check
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- Mastic asphalt
- Upstands and outlets
- GRP fibreglass
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Older roofs in small places like Hermitage can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We check the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a report with photographs and our recommendations.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Show us where any leaks or stains appear
- Leave a clear route to the loft

Advice
What else we do in Hermitage
Should I look at the roof myself first?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking and it will help the survey.
Flat roof surveys around Hermitage
Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. About 3.4 miles south-west lies Shaw House, a reminder of how long the area around Hermitage has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
If you look after a building like Hermitage Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Newbury Racecourse station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
