Useful tips for Curridge property owners

From years of surveys, a few habits stand out:

  • Treat rooflights and old sheeting as fragile
  • Check from a window for ponding after heavy rain
  • Keep records of when the roof was laid and what work has been done
  • Check that new brackets or units haven’t damaged the covering

If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Flat roof survey in Curridge: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We survey single-ply membranes, upstands and outlets and mastic asphalt, and common reasons people get in touch are splits, cracks and crazing and damaged trims at the roof edge.

In a small place like Curridge, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

What a flat roof survey looks like in Curridge

Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Curridge has a long history of building, with Shaw House about 2.5 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Holy Trinity are frequently among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Newbury Racecourse station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like Curridge Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Curridge is about 3 miles north-west of Thatcham, in West Berkshire. Curridge gets the same service as everywhere else we work: a close look at whatever is safely visible, photographs and a clear written report. Across West Berkshire, we cover Curridge. There’s also a page for Reading.

How we price flat roof surveys

Prices vary from roof to roof, for these reasons:

  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details
  • How big the roof is
  • The number of roofs, including extensions and garages

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

What we look for on each type of roof

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. For older village homes like those around Curridge, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Curridge: your questions answered

Is my home in Curridge listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Curridge in the area you cover?

Yes, Curridge is one of the places we work. Every survey there gets the same written report with photographs.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather isn’t right.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Curridge, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Keep pets in another room
  • Leave a clear route to the loft
