Gutter survey in World's End: what you get

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. Our gutter survey helps show whether the rainwater system is the cause, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey outlets and hoppers, parapet and box gutters and downpipes, and people most often book us about overflowing valley or parapet gutters and sagging gutters and loose brackets.

Older buildings in small places like World's End may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the cost of gutter surveys

Prices vary from roof to roof, for these reasons:

  • The package you choose: Basic, Standard or Premium
  • Height and safe access
  • Whether it is a home or a commercial building
  • Extra roofs, like extensions, dormers or garages

All our prices include VAT. Our price is from £150, including VAT. You’ll know the price for the job before you book.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What kind of property and roof it is
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch

Once you know what you need, phone 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

World's End questions

Do you cover smaller places like World's End?

Yes, World's End is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you cover World's End?

We do. The survey and report are the same in World's End as anywhere else.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

How long does a gutter survey take?

It usually takes about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea when you book.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What will the report tell me?

A report with photographs, covering the condition of the gutter, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Look for green streaks or damp patches on walls
  • Watch ceilings under valley gutters for fresh marks
  • Check for spilling water in a downpour
  • Look for downpipes coming loose

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes. If it doesn’t, tell whoever did the work.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Local roofs in World's End

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you look after a building such as Beedon C.E. (Controlled) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

How it works

Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it normally takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around World's End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • For flats, check roof access has been agreed
  • If you are buying, let the agent know when we’re coming
  • Make sure we can get to the back of the property

Advice

Signs you need a gutter survey in World's End

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.

Typical things we are asked to look at include:

  • Soffits marked by water
  • Gutters overflowing in heavy rain
  • Cracked or loose downpipes
  • Dripping or leaking gutter joints

For an older house near a landmark like Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Will they check the loft as well as the outside?
  • How soon the report will arrive
  • What’s outside the scope of the survey
  • Is there a chance to talk the report through?

What a good roof survey covers

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • The inside of buried drains
  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What a survey covers and doesn’t.
