Your questions about gutter surveys in Chieveley
Does a conservation area affect roof work in Chieveley?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Will you come out to Chieveley?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Will you check the drains below ground?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you look in the loft space?
Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
How quickly is the report sent?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.
Can the survey be at a weekend?
Yes. We survey on weekdays and at weekends. Just call 07833 053749 or use the contact form to arrange a day.
Gutter surveys for homes and businesses in Chieveley
Some gutters are easy to see from the street, but many aren’t. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey eaves gutters, outlets and hoppers and valley gutters, and people most often book us about valley or box gutters that overflow inside and joints that drip after rain.
In a village or hamlet like Chieveley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Watch ceilings under valley gutters for fresh marks
- Have gutters cleared at least once a year
- Watch for green marks down the brickwork
- Do not leave hidden gutters out of a clear-out
If anything in the report isn’t clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.
How we price gutter surveys
When we price a survey, we consider:
- Whether you choose the Basic, Standard or Premium Survey
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- Any need for thermal images or a drone flight
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.
Booking your survey
What helps most when you contact us:
- Where the property is, with the postcode
- The style of property, from a terrace to a block
- Anything about access we should know
- Photos of the roof, taken safely from the ground or a window
Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How it works
The aim of the visit is simple: to look at the gutter as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Chieveley often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- First, you tell us what you’ve seen, like overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- Have keys ready for side gates, garages or roof access doors
Getting a price
If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
Advice
Roofs, chimneys and gutters in Chieveley
Historic houses such as Shaw House, about 3.6 miles south, show how far back building in the area around Chieveley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Chieveley Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Newbury Racecourse station may find that a dated record of the roof is useful when planning maintenance across a let.

Landmarks near Chieveley
We work in homes and buildings around The Wheatsheaf pub, among other places. Chieveley’s nearest station is Newbury Racecourse station, about 4.5 miles south of the centre. A little further out are Donnington Castle (3.2 miles south) and West Berkshire Community Hospital (4.1 miles south). Green spaces nearby include Snelsmore Common.
What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Chieveley, driving rain gets into any weakness, and damp in older walls is slow to dry out.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you need to know.
