Pre-purchase roof survey in World's End
Buyers in World's End and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or send us an email. We are often asked to look into ponding, blisters or splits on a flat roof and cracked flaunching or crumbling chimney pointing, across clay and concrete tiles, natural slate and lead flashings and valleys.
Older buildings in small places like World's End may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Arrange the survey as soon as your offer is agreed
- Ask the seller about past roof repairs
- Request records of any re-roofing
- Check the lease for roof repair responsibilities
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.

What we look for on each type of roof
Clay and concrete tiles
Concrete interlocking tiles are common on post-war and newer homes. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.
Gutters and parapets
A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.
What happens on the day
We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes an hour or two at a typical house, with time for the loft where it can be reached. Older rural homes like those around World's End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Keep pets in another room
- Have any questions written down, so nothing gets missed
Getting a price

What a pre-purchase roof survey looks like in World's End
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

World's End: your questions answered
Do you carry out roof surveys in World's End?
Yes, World's End is one of the places we work. The survey and report are the same in World's End as anywhere else, and visits run on weekdays and weekends.
Will you come out to World's End?
Yes. World's End is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do you inspect the roof from on top?
Where it is safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Should I get a roof survey as well as a RICS home survey?
It’s your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you survey at the weekend?
We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or email us.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Why it’s worth a survey now in World's End
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Where a roof is exposed, as many are in small places like World's End, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

When to book a survey in World's End
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.
People usually book a survey when they’ve noticed one of these:
- Gaps where slates or tiles have come loose
- Ponding, blisters or splits on a flat roof
- Quick fixes on flashings and valleys
- Cracked flaunching or crumbling chimney pointing
If you live in an older home near Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Questions to ask before you book
- What the survey will not cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
- Whether you get a written report with photos
