Chieveley Pre-Purchase Roof Survey
We take a careful look at the roof at your property in Chieveley, and put it all in a photo-illustrated written report.
- Lead that has worked loose at a wall or chimney
- Standing water on a flat extension roof
- Blocked or leaking gutters
Do you need a pre-purchase roof survey in Chieveley?
Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.
Problems we come across frequently include:
- Slipped or missing slates and tiles
- Signs of past leaks inside the loft
- Flashings that have lifted or split
- A ridge or slope that dips
If you let a flat or house near Newbury Racecourse station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Chieveley: what you get
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey lead flashings and valleys, the roof space and flat-roofed extensions and dormers, and the problems we’re asked to look at most are old water stains in the roof space and a ridge or slope that dips.
Older buildings in small places like Chieveley may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from ground level
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Tips that help
Nothing here needs a ladder. Our suggestions:
- Don’t leave it until just before exchange
- For a flat, check who is responsible for the roof
- Watch for stains or fresh paint on ceilings below the roof
- Check we’ll be able to get into the loft space
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air can’t flow.
Roof by roof
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We’ll say if the flue needs a specialist.
Surveys for landlords and agents in Chieveley
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or email us.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

What we do, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Older rural homes like those around Chieveley can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the roof space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Check the loft hatch can be reached
- For flats, make sure roof access has been agreed
- Have any questions written down, so nothing gets missed

Advice
Pre-purchase roof surveys in Chieveley: local notes
About 3.6 miles south lies Shaw House, a reminder of how long the area around Chieveley has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.
If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Chieveley: your questions answered
Do you carry out roof surveys in Chieveley?
Yes. We survey roofs across London and South East England, and Chieveley is part of that. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.
Is Chieveley within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we cannot promise any saving.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or drop us an email.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it is not a RICS home survey. It complements one rather than replacing it.
