Independent pre-purchase roof surveys in Beedon

Roof by roof

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

Gutters and parapets

Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.

Pre-purchase roof survey in Beedon

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. If you’ve noticed gaps where slates or tiles have come loose and patch repairs that may hide an ongoing problem, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Beedon, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Beedon, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a report with photographs and recommendations before you exchange.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about parking before the day
  • Note where any stains or damp appear

FAQs for Beedon

Is Beedon in the area you cover?

We do. The survey and report are the same in Beedon as anywhere else.

Is my home in Beedon listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

When should I book a pre-purchase roof survey?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Do you go up on the roof?

Where it is safe, yes. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

What a pre-purchase roof survey does not cover

It’s useful to know what a survey will not do before you book:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • Asbestos testing of any kind

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before booking. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

What a pre-purchase roof survey looks like in Beedon

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Around Beedon, as everywhere, small roof faults are simplest to sort before they let water in. If your house is among the older ones in the streets near Church of St Nicholas, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Prices for pre-purchase roof surveys in Beedon

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The use of thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

You don’t need to know any roofing terms. It’s enough to tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • When you need the report by
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

Booking is simple: just ring 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Book once your offer is accepted
  • Give your solicitor a copy of the report
  • Ask for loft access on the day
  • For a flat, check who is responsible for the roof

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
