Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Peasemore often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe viewpoint, inside and out.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Show us where any leaks or stains appear
  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. Its limits include:

  • Whether timbers meet design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A valuation or a promise of a lower price

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What we check

  • Natural slate
  • Lead flashings and valleys
  • The roof space
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Gutters and downpipes
  • Chimney stacks

Pre-purchase roof surveys around Peasemore

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Church of St Barnabas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Signs you need a pre-purchase roof survey in Peasemore

The fixings and underlay frequently fail before good slates or tiles do. Good slate can last well over a century, yet the nails holding it rust and let slates slide. That kind of wear is common on older roofs.

A survey can pick up problems like:

  • Slipped or missing slates and tiles
  • Ponding, blisters or splits on a flat roof
  • Roof slopes that look uneven or sagging
  • Damp timbers or stains in the loft

Around Peasemore, as everywhere, small roof faults are simplest to sort before they let water in.

Why act early in Peasemore

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but with far less room to act on them. In a small place like Peasemore, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

All our prices include VAT. Our price is from £150, including VAT. You will know the price for the job before booking.

Your questions about pre-purchase roof surveys in Peasemore

Do you cover smaller places like Peasemore?

Yes, Peasemore is on our map. A small place gets exactly the same survey as a big one.

Is Peasemore in the area you cover?

Yes, Peasemore is one of the places we work. Every survey there gets the same written report with photographs.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do you need access inside the house?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

What we look for on each type of roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
