Independent new roof snagging in Beedon

New roof snagging for homes and businesses in Beedon

Our inspection covers the slates or tiles, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we look at how the underlay is dressed into the gutter, where it can be seen, and we look at the gutters too. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. If you’ve noticed gutters or fascias damaged during the job and flashings not properly dressed or fixed, a survey will tell you what’s going on.

Somewhere as small as Beedon, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Prices for new roof snagging in Beedon

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • How big the roof is
  • Whether it’s a home or a commercial building
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.

What we need to know

These details help when you contact us:

  • Anything about access we should know
  • The style of property, from a terrace to a block
  • What’s prompted the survey
  • Where water is showing inside, if it is

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or drop us an email.

Why it’s worth a survey now in Beedon

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. For older village homes like those around Beedon, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Details hidden from sight
  • Nails and clips under the slates or tiles
  • Legal advice on your contract

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

Roof types and parts we check

  • Flashings and valleys
  • Ridges and verges
  • New-build homes
  • New flat roofs
  • Replacement roofs
  • Loft conversions and dormers

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Somewhere as small as Beedon, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Before we arrive

  • Note where any stains or damp appear
  • Let us know where we can park nearby
  • Unlock side gates and any roof access doors

How to book

Most bookings start with a short call: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Send the snagging report to your roofer
  • Look for new stains after a downpour
  • Note the end of any warranty or defects period
  • Walk round the house to look for knock-on damage

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person one.

Keep paperwork for the new roof together. The report belongs with them.

Beedon homes and their roofs

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Whatever the street in Beedon, a roof costs least to look after when faults are caught early. If you live in an older home near Church of St Nicholas, the roof may have had decades of patch repairs, and the survey shows where they are.
