About our new roof snagging in North Heath

A snag is a fault or unfinished detail left when work is done. On a roof, snags are often at the edges and junctions where the work is most fiddly. We check everything we can see safely and record what we find. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. Common reasons to book are offcuts and broken tiles left behind and vents that weren’t fitted or are covered, across ridges and verges, loft conversions and dormers and replacement roofs.

Being in a small place like North Heath makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

DIY checks: what’s safe

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What happens if roof problems are left?

Small faults on a new roof can grow. A slipped verge tile or a loose flashing may let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Where a roof is exposed, as many are in small places like North Heath, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What affects the price in North Heath

Prices always include VAT. The things that change the price are:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • Which survey package you book
  • Height and safe access

New roof snagging starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

Booking your survey

Some details help us suggest the right survey and price. When you contact us, it helps to mention:

  • Any marks or damp showing indoors
  • Anything about access we should know
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them

Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Tell your roofer the work will be inspected
  • Check lower roofs and walls after scaffolding comes down
  • Check that gutters weren’t left full of offcuts
  • Watch for drips in the loft space with care

If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.

North Heath: your questions answered

Is North Heath within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in North Heath?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you see the fixings under the tiles?

No. We do not open up the new roof so hidden fixings are not visible to us. The report says what could and couldn’t be seen.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

How soon after the work should I book a snagging inspection?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and photograph what we find. Book before the defects period runs out if you can.

What new roof snagging does not cover

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Whether the roof will leak in future
  • What’s under the new coverings
  • Deciding who is at fault in a disagreement

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey before booking. What a survey covers and doesn’t.

Local roofs and buyers in North Heath

Shaw House, about 3.8 miles south, is one of the historic houses in the wider area around North Heath. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. For a purchase or a newly finished roof, the materials decide which details matter most.

How it works

Once we have finished looking, we write up our findings as a report with photos. As for time on site, it typically takes between one and two hours for a typical new house roof, longer where the roof is large or complicated. Cottages and farmhouses around North Heath frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photographs.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Check we can get to the back of the property
  • Tell us where we can park nearby
