Different roofs, different checks

Flat roofs on tall buildings

Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. Photos show how the covering is wearing.

Valleys and parapet gutters

Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.

Drone roof surveys for homes and businesses in Beedon

A drone can see more than your roof, so we take care. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is joined to a neighbour’s, it’s worth letting them know about the visit. We inspect only what the owner has asked us to. Flights are kept as short as the job allows and focused on the roof in question. Common reasons to book are blocked valleys and parapet gutters and slipped or missing slates on a high roof, across large and complex roofs, tall and steep roofs and flat roofs on upper floors.

Older buildings in small places like Beedon may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check there is room outside for the drone to take off
  • A word with neighbours beforehand helps
  • Allow time for permission if you are in a flight restriction zone
  • Keep dogs indoors during the visit

File the report and photos with your home documents. They’re a useful baseline for future surveys.

Look at the roof from the ground after strong winds. Debris in the garden is a sign to act on. A drone survey can show what has shifted.

Your questions about drone roof surveys in Beedon

Do you cover smaller places like Beedon?

Yes, Beedon is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Are there drone restrictions around Beedon?

The answer turns on the exact location and the conditions on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Drones, thermal imaging and Beedon roofs

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.

The streets around a church like Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps. If you look after a building like Beedon C.E. (Controlled) Primary School, a drone or thermal camera can show a large roof in a single visit.

How we price drone roof surveys

Prices always include VAT. The things that change the price are:

  • The number of roofs, including extensions and garages
  • Roof area
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

Prices quoted always include VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

When you call or email, these details help:

  • Any photos you have, taken from the ground or a window
  • Your timetable, such as an exchange date
  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof

Unsure which package suits your roof? It is easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Beedon, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You give us the address and tell us about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. You receive a written report with the photos and our recommendations.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Clear the way to the loft hatch

Advice

What this survey cannot tell you

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • Flights in a restricted zone without permission
  • Anything inside the loft or under the coverings
  • A structural engineer’s report

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.
