Gutter survey in Ashmore Green
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey downpipes, valley gutters and outlets and hoppers, and the problems we are asked to look at most are overflowing eaves gutters and hoppers and outlets full of debris.
Some older homes in villages like Ashmore Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Signs you need a gutter survey in Ashmore Green
Moss grows on many tiled and slate roofs, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and lets weeds take root.
These are some of the problems a survey can pick up:
- Valley or box gutters that overflow inside
- Dripping or leaking gutter joints
- Gutters overflowing in heavy rain
- Soffits marked by water
If your house is among the older ones in the streets near St. Mark's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

How we price gutter surveys
Not every roof costs the same to survey, and it comes down to:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.
Helping us price your survey
Before you get in touch, it is useful to have:
- What kind of property and roof it is
- Whether there’s a loft hatch, a shared roof or tricky access
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
To book a survey, ring 07833 053749 or email us and tell us the address and what’s prompted the survey. We will confirm the price before you book.
Honest limits
It helps to know what a survey will not do before you book:
- The inside of buried drains
- The inside of a downpipe along its whole length
- Confirming asbestos in older rainwater goods
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and doesn’t.

Your questions about gutter surveys in Ashmore Green
How do I find out if my home in Ashmore Green is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Newbury Racecourse station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need, and we’ll talk through which survey suits.
Do you work in Ashmore Green?
Yes. We cover Ashmore Green and the rest of West Berkshire. For a price, phone 07833 053749 or use the contact form.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Gutter surveys around Ashmore Green
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. With Shaw House about 2 miles west, Ashmore Green sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For landlords with property near Newbury Racecourse station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Cold Ash St Mark's C.E. School: a written record of a large roof helps plan work for the holidays rather than in term time.

The survey, step by step
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. The survey itself takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Ashmore Green can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, you tell us what you’ve seen, such as overflows or damp.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before we arrive
- Make sure we can get to the back of the property
- Agree roof access with the managing agent if it is shared
- Tell us about any leaks, stains or damp patches you know of

Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
