Pre-purchase roof survey in Ashmore Green

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. Common reasons to book are a ridge or slope that dips and gutters choked with leaves and moss, across flat-roofed extensions and dormers, the roof space and clay and concrete tiles.

In a village or hamlet like Ashmore Green, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Ashmore Green: your questions answered

Do you cover smaller places like Ashmore Green?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Ashmore Green listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. Older rural homes like those around Ashmore Green can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Note where any stains or damp appear

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Find out whether the roof has been replaced or patched
  • Don’t leave it until just before exchange
  • Share the report with your solicitor
  • Ask who repairs the roof under the lease

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.

Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. The full list of what we check.

What we look at

  • Natural slate
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Gutters and downpipes

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Chimneys, valleys, parapets and other details
  • Commercial roofs and larger buildings
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

Before you get in touch, it is useful to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Any deadline, such as an exchange date
  • What’s prompted the survey

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or send us an email.

Ashmore Green homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Newbury Racecourse station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. For an older house near a landmark like St. Mark's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Shaw House, about 2 miles west, is one of the historic houses in the wider area around Ashmore Green. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Ashmore Green is about 2 miles north-west of Thatcham, in West Berkshire. We visit Ashmore Green as part of our work across West Berkshire. Ashmore Green is one of the towns and villages in West Berkshire we cover for pre-purchase roof surveys. Reading is in our area too.

We also cover the places around Ashmore Green: Cold Ash (1 mile north-east), Stone Copse (1 mile west), Benham Hill (1 mile south-west), Thatcham (2 miles south-east) and Longlane (2 miles north). We also work in nearby towns like Newbury (3 miles south-west), Burghfield Common (9 miles east), Hungerford (11 miles west), Spencers Wood (13 miles east), Calcot (10 miles east) and Lambourn (12 miles north-west).

How the survey changes by roof type

Natural slate

Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’, and we note how widespread it looks.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
