Pre-purchase roof surveys for Curridge homes and businesses

How a pre-purchase roof survey works in Curridge

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both if you want the fullest picture. We are often asked to look into loose pots and cracked flaunching and a ridge or slope that dips, across clay and concrete tiles, flat-roofed extensions and dormers and gutters and downpipes.

In a village or hamlet like Curridge, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How the survey changes by roof type

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We photograph them so you can raise them before exchange.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.

Surveys for landlords and agents in Curridge

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or send us an email with the addresses.

The survey, step by step

We will ask a few questions first, like when any problem began and what work has been done before. The inspection then takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Curridge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Show us where any leaks or stains appear
  • Check pets are kept safely away

Tips from our surveys

Small things make a difference. Our tips:

  • Check we will be able to get into the roof space
  • Ask who repairs the roof under the lease
  • Ask for any paperwork for recent roof work
  • Ask when the roof was last worked on

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. Binoculars from the ground are enough for a first look.

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Building height and the viewpoints available
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • House, block, shop or office

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to let us know when you get in touch

To price your survey accurately, we’ll ask about:

  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

FAQs for Curridge

Is Curridge within the area you cover?

Yes, Curridge is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Curridge listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

How long does a pre-purchase roof survey take?

It typically takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
