Benham Hill Pre-Purchase Roof Survey
Get a clear view of the roof at a property in Benham Hill. We visit on weekdays and at weekends.
- Gaps where slates or tiles have come loose
- Blistered or split felt on a flat roof
- Old water stains in the roof space
DIY checks: what’s safe
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
About our pre-purchase roof survey in Benham Hill
Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. If you are worried about ponding, blisters or splits on a flat roof and gaps where slates or tiles have come loose, we can find out what’s behind it, whatever the roof.
In a smaller place like Benham Hill, some houses face open ground, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. Whether you’re buying or signing off new work, those edges deserve a proper look. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Pre-purchase roof surveys in Benham Hill: local notes
Shaw House, about 1.2 miles north-west, is one of the historic houses in the wider area around Benham Hill. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Newbury Racecourse station, a written report helps before buying a rental or paying for a new roof on one.

Benham Hill: your questions answered
Do you cover smaller places like Benham Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Benham Hill?
Yes, Benham Hill is within the area we cover. We survey roofs across London and the South East. Just phone 07833 053749 or drop us an email and let us know about the property.
How long will you be at the property?
It usually takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do you inspect the roof from on top?
Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
What’s the best way to book?
Just phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.
What happens if roof problems are left?
Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy means you know about it from day one. Blocked gutters on homes around Benham Hill overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Honest limits
It is useful to know what a survey won’t do before you book:
- Anything beyond the roof, which a full home survey covers
- Defects hidden under coverings or inside walls without opening up
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. The full list of what we check.
What this survey covers
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- The roof space
- Chimney stacks
- Clay and concrete tiles
- Natural slate
- Gutters and downpipes
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Arrange the survey as soon as your offer is agreed
- Ask for loft access on the day
- Ask for any paperwork for recent roof work
- For a flat, check who is responsible for the roof
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
Different roofs, different checks
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. A visit to Benham Hill is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
How to prepare
- For a flat or shared roof, check access with the freeholder or managing agent
- Clear the way to the loft hatch
- Let us know about parking near the property
