About our roof survey in Benham Hill

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are condensation or damp timbers in the loft and cracked or blistered flat roof coverings, on lead flashings, natural slate and the roof space.

In a smaller place like Benham Hill, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. For a survey in Benham Hill, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Benham Hill questions

Can a landlord with a rental near Newbury Racecourse station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Do you cover smaller places like Benham Hill?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Local roofs in Benham Hill

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Shaw House about 1.2 miles north-west, Benham Hill sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Newbury Racecourse station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Trees in and around Victoria Park shed leaves that can end up in nearby gutters. Take a building like Fir Tree Primary School and Nursery: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we look for on each type of roof

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We check the flashings and mortar for the cause.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Prices for roof surveys in Benham Hill

We confirm the exact price before you book. This is what makes a difference:

  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the price for your survey before booking.

Helping us price your survey

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or drop us an email.

What a roof survey doesn’t cover

In fairness, a roof survey has limits:

  • A promise that the roof will not leak in future
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey. What a survey covers and does not.

What this survey covers

  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Chimney stacks
  • Lead flashings
  • Natural slate

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We check them before they cause trouble. Homes in smaller places like Benham Hill can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Prices quoted always include VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
