Roof by roof

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Roof surveys for homes and businesses in Cold Ash

Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed loose chimney pots and leaking gutter joints and downpipes, a survey will tell you what’s going on.

In a small place like Cold Ash, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

After the visit, you get a report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Cold Ash: your questions answered

Is my home in Cold Ash listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Thatcham station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Is your survey a structural engineer’s report?

No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Common roof problems in Cold Ash

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

Problems we come across often include:

  • Leaking gutter joints and downpipes
  • Worn or blocked valleys
  • Worn lead at chimneys and abutments
  • Ponding, splits or blisters on flat roofs

If you own one of the older houses in the streets near St. Mark's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Cold Ash, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Have any questions written down, so nothing gets missed
  • Move anything stored under the loft hatch

Leave it or get it looked at?

By the time water marks a ceiling, it is often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Outbuildings and barns around Cold Ash are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
