Independent thermal roof surveys in Benham Hill

Thermal roof survey in Benham Hill

On a flat roof, wet insulation holds heat longer than dry insulation. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. We’re frequently asked to look into damp around roof outlets and upstands and gaps in loft insulation, on loft conversions, insulated roof spaces and pitched roof slopes.

Around Benham Hill, older homes can have thin loft insulation and later additions with roofs of their own. Thermal patterns and close-up photos together give a fuller picture of the roof. Anything that looks like moisture is checked with a meter. Results depend on the weather, so the visit is planned around the forecast.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Proving moisture from the images alone
  • What’s inside walls or under coverings, without opening up
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

Roof types and parts we check

  • Insulated roof spaces
  • Ceilings below the roof
  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Loft conversions

Prices for thermal roof surveys in Benham Hill

A few things affect what a survey costs:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What to let us know when you get in touch

A little information up front helps. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, with bigger or more complicated roofs taking longer. Being in a smaller place like Benham Hill doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Note where any stains or damp appear
  • Find any records of previous roof work
  • If you’re buying, let the agent know when we’re coming

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

Advice

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Thermal roof surveys around Benham Hill

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Shaw House about 1.2 miles north-west, Benham Hill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building such as Fir Tree Primary School and Nursery, a drone or thermal camera can show a large roof in a single visit. For hotels and guest houses around Benham Hill, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

Your questions about thermal roof surveys in Benham Hill

Do you cover Benham Hill?

We do. The survey and report are the same in Benham Hill as anywhere else.

Will you come out to Benham Hill?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

How do I book a survey in Benham Hill?

It is easiest to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. We survey on any day of the week.

How long will you be at the property?

Most surveys take roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We will confirm the timing when booking.

What happens if roof problems are left?

The longer moisture sits in a roof, the more it can affect timbers and finishes below. Looking now, while the damage may still be limited, keeps more options open. In a smaller place like Benham Hill, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.
