Thermal roof survey in Stone Copse: what you get

On a flat roof, wet insulation holds heat longer than dry insulation. So a wet patch can show as a warmer or cooler area on the camera. This can give an idea of how far water has travelled beneath the membrane, something you cannot normally tell from the surface. Moisture readings are then used to check what the camera suggests. We survey ceilings below the roof, insulated roof spaces and flat roofs, and the problems we are asked to look at most are water getting in at parapets and stacks and areas of a flat roof that may hold water.

Somewhere as small as Stone Copse, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Readings unaffected by sun, shade or reflections
  • A formal energy assessment
  • Hidden layers that need to be opened up to check

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

What we look at

  • Pitched roof slopes
  • Ceilings below the roof
  • Commercial roofs
  • Loft conversions
  • Insulated roof spaces
  • Flat roofs

What we do, step by step

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Stone Copse, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Different roofs, different checks

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences frequently show through. Any patterns are checked with moisture readings.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

FAQs for Stone Copse

Do you cover Stone Copse?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

How do I find out if my home in Stone Copse is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

How long does the survey take?

Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. We will confirm the timing when you book.

What does a thermal roof survey show?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Can a thermal camera see water?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Move stored items away from the loft hatch
  • Ask us about the forecast if rain is expected
  • Photograph damp patches with the date
  • Clear leaves from outlets and gutters each autumn

You also get an in-person consultation with a Premium Survey, so you can go through the images with us. There is a 12-month follow-up too.

Keep outlets and gutters clear so water drains off the roof quickly. The less water sits, the less can find its way beneath.

Drones, thermal imaging and Stone Copse roofs

Within a mile and a half or so of Stone Copse there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

A roof leak in a hotel or guest house around Stone Copse means lost rooms as well as repairs. If you look after a building such as Fir Tree Primary School and Nursery, a drone or thermal camera can show a large roof in a single visit. Take an older house close to Parish Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from the air or with a thermal camera helps.
