Gutter survey in Goddard's Green

Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. We survey parapet and box gutters, eaves gutters and outlets and hoppers, and common reasons people get in touch are sagging gutters and loose brackets and dripping or leaking gutter joints.

Somewhere as small as Goddard's Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Goddard's Green homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Stratfield Saye House about 3.7 miles south-east, Goddard's Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Take a building like Garland Junior School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Mortimer station may find that the gap between tenancies is a good time to have the roof looked at.

Goddard's Green is about 5 miles south-west of Reading, in West Berkshire. From houses to flats and shops in Goddard's Green, the roof can be surveyed. Across West Berkshire, we cover Goddard's Green and the places around it.

Before and after the survey

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Watch ceilings under valley gutters for fresh marks
  • Look out for overflows when it pours
  • Note any damp stains below the gutters
  • Have overhanging branches cut back

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you once it is done.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

What a gutter survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Gutters out of sight from every safe vantage point
  • Asbestos testing of old gutters, downpipes or soffits
  • Pipes below ground level

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Goddard's Green, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it is safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Make sure the loft hatch can be reached
  • Unlock side gates and any roof access doors

Goddard's Green: your questions answered

Will you come out to Goddard's Green?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Goddard's Green?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Prices for gutter surveys in Goddard's Green

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The roof’s overall size
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What to let us know when you get in touch

Before you get in touch, it helps to have:

  • What made you get in touch
  • Whether there is a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, such as pitched or flat

When you are ready to go ahead, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
