  • Asbestos testing of old gutters, downpipes or soffits

Gutter surveys for homes and businesses in Padworth

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can be seen safely. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey valley gutters, parapet and box gutters and downpipes, and common reasons people get in touch are leaves and moss blocking gutters and valley or box gutters that overflow inside.

Some older homes in villages like Padworth are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Older rural homes like those around Padworth can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in

Signs you need a gutter survey in Padworth

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

It is worth booking a survey if you’ve seen:

  • Gutters that have fallen out of line
  • Leaves and moss blocking gutters
  • Overflowing valley or parapet gutters
  • Blocked outlets and hoppers

If your home is one of the older ones in the streets near Church of St John the Baptist, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Whether VAT is added on top
  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely

What’s in a roof survey

What a gutter survey looks like in Padworth

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

For site and facilities teams at buildings such as Sulhamstead and Ufton Nervet School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Aldermaston station, a dated record of the roof is useful when planning maintenance across a let.

Cast iron gutters

Rust at joints and brackets is the usual weak point on cast iron. Cracks, rust and leaks are recorded as far as we can see them.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can safely be seen.

Your questions about gutter surveys in Padworth

Does a conservation area affect roof work in Padworth?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Padworth?

Yes. Padworth is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you check the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.

What happens next?

You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Include valley, parapet and box gutters when clearing
  • Book gutter clearing once a year, more often near trees
  • Get trees that overhang the gutters trimmed
  • Watch ceilings under valley gutters for fresh marks

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.
