Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Leave gutter checks at height to someone equipped for it
  • Check the loft with care after heavy rain
  • Watch the gutters during heavy rain
  • Look for downpipes coming loose

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it’s ready.

Get the gutters cleared every year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Gutter survey in Silchester: what you get

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can safely be seen, from ground level, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. Common reasons to book are sagging gutters and loose brackets and water spilling over the gutter edge, across parapet and box gutters, valley gutters and downpipes.

Somewhere as small as Silchester, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. You are welcome to ask questions while we are there. Older rural homes like those around Silchester can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we are looking at
  • Leave side gates unlocked

Silchester: your questions answered

Is my home in Silchester listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Silchester within the area you cover?

Yes, Silchester is on our map. A small place gets exactly the same survey as a big one.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How do I arrange a gutter survey in Silchester?

To arrange a survey, ring 07833 053749 or use the contact form and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Will you walk on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What affects the cost of gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Booking your survey

When you call or email, these details help:

  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window

Not sure which survey you need? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Silchester homes and their roofs

With The Vyne about 3.3 miles south, Silchester sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Silchester Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Bramley (Hants) station, a dated record of the roof is useful when planning maintenance across a let. Living close to Padworth Common Local Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.

Silchester is about 2 miles east of Tadley, in West Berkshire. Surveys in Silchester work the same way as everywhere we cover: a proper look at everything that’s safely in view, photographs and a clear written report. Our area takes in places right across West Berkshire. There is also a page for Reading.

Why act early in Silchester

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Silchester, driving rain gets into any weakness, and damp in older walls is slow to dry out.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gutters out of sight from every safe vantage point
  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
