Gutter surveys in Little London

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home, or half a day or so for a commercial building. Somewhere like Little London needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive

  • Leave side gates unlocked

How to book

Gutter surveys for homes and businesses in Little London

Gutters are usually fixed to fascia boards, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed valley or box gutters that overflow inside and blocked outlets and hoppers, a survey will tell you what’s going on, on fascias and soffits, outlets and hoppers and valley gutters alike.

In a small place like Little London, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Common questions in Little London

Does a conservation area affect roof work in Little London?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Little London within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

Will you look at parapet and box gutters as well?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Gutter surveys around Little London

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Little London has a long history of building, with The Vyne about 1.9 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Bramley (Hants) station, a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Saint Stephen's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Little London is about 2 miles south-east of Tadley, in Hampshire. In Little London, as across Hampshire, every roof gets the same careful survey. Little London is one of the places in Hampshire where we work for gutter surveys. There is also a page for Reading.

Surveys for landlords and agents in Little London

Letting agents often book on a landlord’s behalf. Access is agreed with the tenant in advance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What we look for on each type of roof

Aluminium and other metal gutters

Joints and fixings are the weak points on metal gutters. Any leaks or corrosion we spot go in the report.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it is safe to see.

How we price gutter surveys

Several things affect the price of a survey:

  • The size of the roof
  • The type of building, from a house to a block or an office
  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Parts of gutters that cannot be seen safely
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.
