Gutter surveys for Charter Alley homes and businesses

Gutter surveys for homes and businesses in Charter Alley

We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at water backing up from a hidden gutter and overflowing eaves gutters, on parapet and box gutters, fascias and soffits and downpipes.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a gutter survey doesn’t cover

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • What’s hidden inside a downpipe
  • Hidden sections we cannot view safely
  • Underground drains, which need a CCTV drain survey

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. The full list of what we check.

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Outlets and hoppers
  • Downpipes
  • Eaves gutters
  • Valley gutters

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It normally takes an hour or two for a house, and more on a big or complicated roof. Somewhere as small as Charter Alley, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photographs and recommendations follows.

Do you need a gutter survey in Charter Alley?

Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.

Things that often lead to a survey include:

  • Choked outlets or hopper heads
  • Sagging gutters and loose brackets
  • Downpipes that are split or coming away
  • Rotten fascias or stained soffits

The streets around a church like Christ Church are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • Whether you can ask questions once you have the report
  • Their insurance cover
  • Whether the inside of the roof is included

Your questions about gutter surveys in Charter Alley

Is my home in Charter Alley listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Bramley (Hants) station?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or use the contact form.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when booking.

Do you work in Charter Alley?

Yes. We carry out gutter surveys in Charter Alley.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Local roofs in Charter Alley

Historic houses like The Vyne, about 2.6 miles east, show how far back building in the area around Charter Alley goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Bramley (Hants) station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as The Priory Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Why get it checked now?

Clearing gutters removes the debris, but it does not tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. In a place like Charter Alley, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.
