Prices for roof leak investigations in Charter Alley

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Getting in touch

These details help when you get in touch:

  • Photos of the roof, taken safely from the ground or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • Dates you are working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

About our roof leak investigation in Charter Alley

We use moisture detection and thermal imaging where they help. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey chimney stacks, slate and tile slopes and rooflights and dormers, and common reasons people get in touch are damp on a chimney breast and drips from nail tips in a cold loft.

Somewhere as small as Charter Alley, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in Charter Alley

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. In a place like Charter Alley, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What we can’t see

A survey is a close look at the leaking roof, but it can’t do everything. The main limits are:

  • Whether rotten timbers meet design loads
  • Water from pipes, tanks or heating systems
  • Leaks that only appear in weather we can’t recreate

If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Valleys and parapet gutters

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Open, unused pots let rain fall down the flue.

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Roof leak investigations around Charter Alley

The wider area around Charter Alley has a long history of building, with The Vyne about 2.6 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

If you look after a building like The Priory Primary School, a leak through a large roof is often found some distance from where the water shows inside. Landlords with a home close to Bramley (Hants) station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. For an older house near a landmark like Christ Church, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Your questions about roof leak investigations in Charter Alley

Is Charter Alley in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is Charter Alley within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and find a day that suits.

How long does the visit take?

It usually takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Report times depend on the package.

Is the repair included in the leak investigation?

Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

Why doesn’t the damp patch line up with the hole?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Keep a photo record of the damp patch
  • Check whether pipes or tanks run near the stain
  • Protect furniture and flooring under the leak
  • Have an electrician check any wet fittings

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

The survey, step by step

The visit has one job: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It normally takes about 1–2 hours, more where the leak is intermittent or the roof is large. Older roofs in small places like Charter Alley can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors
