About our roof leak investigation in Ramsdell
Water is good at hiding where it gets in. Water frequently travels along timbers or underlay before it finds a way down, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey valleys and parapet gutters, chimney stacks and lead flashings, and the problems we are asked to look at most are wet patches on loft insulation and staining around the chimney inside.
In a village or hamlet like Ramsdell, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
Nothing in the report is left vague: where something needs attention, it says so plainly.

What affects the price in Ramsdell
When we price a survey, we consider:
- Roof area
- The height of the building and how the roof can be seen safely
- How many separate roofs there are, such as extensions, dormers and garages
- The package you choose: Basic, Standard or Premium
To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. We’ll confirm the figure before booking.
What to let us know when you get in touch
If you can, have these to hand when you get in touch:
- The reason for the survey, such as buying, a leak or storm damage
- Anything about access we should know
- Any photos you have, taken from the ground or a window
- The address and postcode of the property
Most bookings start with a short call: call 07833 053749 or use the contact form and we’ll ask a few questions about the roof. You’ll have a price before anything is arranged.
Before and after the survey
You don’t need to be a roofer to help. Here’s what helps most:
- Don’t touch fittings that water is reaching
- Check the loft is accessible
- Let us know if there are tanks or pipes in the loft
- Photograph the stain each time it appears
Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.
Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
Roof leak investigations in Ramsdell: local notes
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from. The Vyne, about 2.9 miles east, is one of the historic houses in the wider area around Ramsdell. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like The Priory Primary School will know that a leak through a large roof is often found some distance from where the water shows inside. If you live in an older home near Christ Church, lead flashings, valleys and old chimneys are typical places for water to get in. If you own a rental within reach of Bramley (Hants) station, a clear finding on where water gets in helps you brief a roofer right away.
Ramsdell is about 3 miles south of Tadley, in Hampshire. Bookings from Ramsdell are handled just like any other: a call or an email, a price, then a date. Ramsdell is one of the towns and villages in Hampshire where we work for roof leak investigations. There is also a page for Reading.

Ramsdell questions
Do you cover Ramsdell?
We do. The survey and report are the same in Ramsdell as anywhere else, and visits run on weekdays and weekends.
Is my home in Ramsdell listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
What happens after the survey?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Leave it or get it looked at?
Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Somewhere like Ramsdell needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- We inspect inside and out, starting from the stain.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- You get photos, the likely cause and clear recommendations.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Check pets are kept safely away
- For flats, make sure roof access has been agreed

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
