Ramsdell Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings across Ramsdell, with drones and thermal imaging where they help. Get in touch for a price.
- Failed seals around rooflight kerbs
- Gaps at upstands and abutments
- Outlets that hold water back
What we cannot see
A survey is a close look at the flat roof, but it can’t do everything. The main limits are:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- A structural engineer’s assessment of the deck
- A promise that the roof won’t leak in future
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Flat roof survey in Ramsdell
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey mastic asphalt, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are upstands pulling away from walls and damaged trims at the roof edge.
In a small place like Ramsdell, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof
Felt and built-up roofs
The edges and upstands of a felt roof are typically where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Flat roof surveys in Ramsdell: local notes
The wider area around Ramsdell has a long history of building, with The Vyne about 2.9 miles east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you look after a building such as The Priory Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own one of the older houses in the streets near Christ Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Bramley (Hants) station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Ramsdell is about 3 miles south of Tadley, in Hampshire. We carry out flat roof surveys for homes and businesses in Ramsdell and nearby. Ramsdell is one of the places in Hampshire where we work. For surveys nearby, see our Reading page.

Questions from Ramsdell
Will you come out to Ramsdell?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does a conservation area affect roof work in Ramsdell?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Does a flat roof survey replace a RICS survey?
No. It’s a survey of the flat roof. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How much does a flat roof survey cost in Ramsdell?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Do you need to get into the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Do you cover flat roofs on blocks of flats?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or email us with the details.
Why it is worth a survey now in Ramsdell
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. Where a roof is exposed, as many are in small places like Ramsdell, driving rain gets into any weakness, and damp in older walls is slow to dry out.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
What you get with us

Before and after the survey
Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:
- Have the roof looked at again after a severe storm
- Keep clear of rooflights and fragile roof sheets
- Keep records of when the roof was laid and what work has been done
- Note where water lies after a downpour
Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys typically lasts longer.
Landlords, agents and block managers in Ramsdell
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.
What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Ramsdell often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from ground level, windows and the roof where it’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Leave a clear route to the loft
- Show us where any leaks or stains appear
