Flat roofs in West Heath

With The Vyne about 3 miles east, West Heath sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like The Priory Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you let a flat or house near Bramley (Hants) station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Christ Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

West Heath is about 2 miles south of Tadley, in Hampshire. Wherever you are in West Heath, we can come and survey your property. We cover towns and villages across Hampshire, from the larger towns to small villages. Reading is in our area too.

Flat roof survey in West Heath: what you get

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. We’re frequently asked to look into splits and cracks in the covering and standing water left after rain, on single-ply membranes, GRP fibreglass and mastic asphalt.

In a small place like West Heath, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Fragile surfaces, which we do not walk on
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

Common questions in West Heath

Will you come out to West Heath?

Yes. West Heath is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in West Heath is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Is a flat roof survey the same as a building survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two at a typical home, and longer for a large or complex roof. Older roofs in small places like West Heath can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

How to prepare

  • If you are buying, let the agent know when we are coming
  • Mention any parking restrictions on your street
  • Make sure pets are kept safely away

Different roofs, different checks

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
