Landlord roof surveys near Ramsdell

Landlord roof surveys for homes and businesses in Ramsdell

A landlord roof survey shows you the state of a roof in a report you can plan around. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. Typical surveys look at leaks into upper flats and worn ridges, hips and verges, on rented houses, blocks of flats and flat roofs on blocks.

Somewhere as small as Ramsdell, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we are given access to, and the report says what was seen.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Ramsdell: your questions answered

Is Ramsdell within the area you cover?

Yes, Ramsdell is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Ramsdell?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.

What’s the best way to book?

Just call 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

How long does a landlord roof survey take?

It usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. You will know roughly how long when we arrange it.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Prices for landlord roof surveys in Ramsdell

When we price a survey, we consider:

  • Building height and the viewpoints available
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What to tell us when you get in touch

Here’s what helps us most when you get in touch:

  • The type of building and roof, such as pitched or flat
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work
  • Any stains, drips or damp patches you’ve seen indoors

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email. The price is agreed before a date is set.

When to book a survey in Ramsdell

Reports of leaks or damp from tenants often lead to a survey. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Here are some of the things we see often:

  • Parapets and upstands in poor repair
  • Loose ridge or hip tiles
  • Chimney stacks in poor repair
  • Gutters overflowing onto walls

For an older house near a landmark such as Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • What exactly goes into their report
  • Which parts of the roof they’ll actually see
  • Whether VAT is added on top

What a roof survey includes

What a landlord roof survey looks like in Ramsdell

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses like The Vyne, about 2.9 miles east, show how far back building in the area around Ramsdell goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

For site and facilities teams at buildings like The Priory Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Bramley (Hants) station, a dated record of the roof is useful when planning maintenance across a let.

Ramsdell is about 3 miles south of Tadley, in Hampshire. If you’re in Ramsdell, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Hampshire, from the larger towns to small villages. We also survey roofs in Reading.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Survey the roof on a regular cycle
  • Have gutters and outlets cleared every year
  • Hold on to old reports to compare later
  • Make sure the roof space can be accessed

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem usually is.

Leave it or get it looked at?

Tenants can only report what shows inside. A ceiling stain frequently means water has been coming in for some time. We look at the roof, not just the symptoms. For older village homes like those around Ramsdell, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

What we do, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a hamlet or village like Ramsdell, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before we arrive

  • Dig out any old roof reports or invoices
  • Check the loft hatch can be reached
  • If it is not your property yet, arrange access through the agent
