Landlord roof survey in West Heath, Hampshire

Know where you stand with the let or shared roof before you spend money on it. We carry out landlord roof surveys in West Heath.

  • Chimney stacks in poor repair
  • Loose ridge or hip tiles
  • Damp or stains in top-floor flats

Landlord roof surveys for West Heath homes and businesses

Roof by roof

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.

About our landlord roof survey in West Heath

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed parapets and upstands in poor repair and slipped or missing slates and tiles, we can find out what’s behind it, on gutters and downpipes, converted houses and shared roofs alike.

Some older homes in villages like West Heath are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like West Heath, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Buyers: confirm access with the estate agent or seller

Advice

Your questions about landlord roof surveys in West Heath

Do you cover smaller places like West Heath?

Yes, West Heath is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in West Heath?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

What’s the price of a landlord roof survey?

Our price is from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, ring 07833 053749 or email us.

Will the survey cover the whole building?

No. We survey the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours and larger buildings take longer.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a landlord roof survey looks like in West Heath

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 3 miles east lies The Vyne, a reminder of how long the area around West Heath has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Bramley (Hants) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like The Priory Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

West Heath is about 2 miles south of Tadley, in Hampshire. In West Heath, as across Hampshire, every roof gets the same careful survey. West Heath is one of the places in Hampshire where we work. Reading is in our area too.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Keep the loft hatch clear and reachable
  • Book gutter clearing at least once a year
  • Tell tenants when we’re coming
  • Give tenants a simple way to report leaks

Questions about who pays under the lease are for your managing agent or a solicitor. Our report sets out the roof’s condition that everyone can refer to.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Leave it or get it looked at?

A contractor’s quote tells you what they propose to do. A survey gives you an independent view of the roof before you commission work so you know what you’re asking contractors to price. Older and listed buildings around West Heath may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
