Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

New roof snagging in West Heath

We carry out new roof snagging in West Heath and across London and the South East. Time on site typically takes between one and two hours for most homes, depending on how much new work there is to check. We inspect as far as it’s safe to see, and by drone where it’s applicable. You then get a written report with photographs. Visits can be on weekdays, Saturdays or Sundays. We survey ridges and verges, new-build homes and flashings and valleys, and people most often book us about damage to other parts of the building and cracked or slipped new tiles or slates.

Some older homes in villages like West Heath are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the new roof on the day we saw it. It is useful right away, and a good reference for later, like when you want to compare after future work.

For landlords and managing agents

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours on an ordinary house, and more on a big or complicated roof. Somewhere like West Heath needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. The snags are written up with photos for you to share with your roofer.

Before the survey

  • Move anything stored under the loft hatch
  • Mention any parking restrictions on your street
  • Point out any leaks or damp patches

Buying a home or a new roof in West Heath

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Historic houses such as The Vyne, about 3 miles east, show how far back building in the area around West Heath goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Landlords with a home close to Bramley (Hants) station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Christ Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Different roofs, different checks

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Underlay and ventilation

We look in the roof space, where there is safe access, at the underlay and ventilation.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • File all paperwork for the new roof
  • Tell your roofer the work will be inspected
  • Look for new stains after a downpour
  • Send the snagging report to your roofer

Keep the report with any warranty papers from your roofer. It records the roof’s condition at that point.

Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

Why act early in West Heath

It’s easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. Outbuildings and barns around West Heath are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

West Heath questions

Does a conservation area affect roof work in West Heath?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like West Heath?

Yes. West Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Are you insured?

Our cover is professional indemnity plus public liability.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

How do I arrange new roof snagging in West Heath?

Simply phone 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the roof space and record any snags. Book before the defects period runs out if you can.
