How the survey changes by roof type

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Ridges, hips and verges

Verge details can be rushed, so we look at them carefully.

About our new roof snagging in Yateley

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. Finding these early makes them easier to raise. We survey new-build homes, loft conversions and dormers and new flat roofs, and common reasons people get in touch are loose or badly finished ridge tiles and untidy or loose verge details.

Plenty of homes in a town like Yateley have been extended over the years, and many of those additions have flat roofs. Where an extension roof meets the main house is a classic place for water to get in. On a purchase or a newly finished roof in Yateley, those junctions are high on the list.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take between one and two hours for most homes, depending on how much new work there is to check. A typical visit in Yateley begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can be seen safely.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

Before the survey

  • Jot down any questions you want answered
  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand

Common roof problems in Yateley

Many people book because something doesn’t look right. Others just want an independent check before paying before signing off the job.

It’s worth booking a survey if you’ve seen:

  • Underlay ending short at the eaves
  • Untidy or loose verge details
  • Gutters or fascias damaged during the job
  • Gutters blocked by building debris

For landlords with property near Sandhurst station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Questions to ask before you book

  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs
  • What the survey will not cover
  • Their report turnaround times

What a roof survey includes

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Estimates of what fixes will cost
  • How the roof will perform for years to come
  • Legal advice on your contract

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. The full list of what we check.

Why it is worth a survey now in Yateley

You may not see a fault until it causes damage. Checking early gives you a record of the roof’s condition at handover. Roof faults found early can be planned for, whereas a leak tends to force the timing on you.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Why us?

  • Professional indemnity and public liability insurance
  • 98% customer satisfaction
  • An independent view of the roof
  • Packages from £150, inc. VAT

New roof snagging in Yateley: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For an older house near a landmark such as Church of St Peter, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions from Yateley

Is my home in Yateley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is there anything to prepare before you come to Yateley?

It is useful to clear access to the loft, and to let us know about leaks, damp patches or recent work. Let us know about parking and access in Yateley too.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Do you check new-build roofs?

Yes. We check new-build roofs from safe vantage points and the roof space and record any snags. Book before the defects period runs out if you can.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof so hidden fixings aren’t visible to us. We note what couldn’t be seen.

Do you cover Yateley for new roof snagging?

Yes. We carry out new roof snagging in Yateley.
