Gutter surveys in Hook

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos. As for time on site, it usually takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Hook is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Gutter survey in Hook: what you get

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, but we flag anything that could contain it. If you’re worried about gutters that have fallen out of line and water spilling over the gutter edge, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Hook, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to.

Questions from Hook

Is my home in Hook listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Hook station book a roof survey?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building, including who will give access on the day.

Do you test soffits or gutters for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. To find a day that suits, call 07833 053749 or drop us an email.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Does the report include photographs?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

How much is a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or use the contact form.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we look for on each type of roof

Cast iron gutters

Cast iron gutters and downpipes are found on many older buildings. Kept painted, they can last a long time, but rust where the paint fails.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Gutter surveys in Hook: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Stratfield Saye House, about 4.8 miles north, show how far back building in the area around Hook goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Hook Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Hook station, a dated record of the roof is useful when planning maintenance across a let.

When to book a survey in Hook

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.

A survey can pick up problems such as:

  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Choked outlets or hopper heads
  • Overflowing valley or parapet gutters

The streets around a church such as St John the Evangelist are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a roof survey includes

Why act early in Hook

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. Around Hook, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Why us?

  • Over 20 years’ experience
  • Weekday and weekend surveys
  • An independent view of the roof
  • Covered by professional indemnity and public liability insurance
