Gutter surveys in Hook Common

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Gutter surveys for homes and businesses in Hook Common

Eaves gutters at the front of a building are easy to spot, but many are not. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We check them as far as they can be seen safely, from ground level, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, fascias and soffits and eaves gutters, and people most frequently book us about water spilling over the gutter edge and gutters full of debris and silt.

Older buildings in small places like Hook Common may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we do, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere like Hook Common needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Find any records of previous roof work

Advice

Different roofs, different checks

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Joints, outlets and fixings are the parts we focus on.

Prices for gutter surveys in Hook Common

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • The size of the roof
  • The shape of the roof and its details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we need to know

If you can, have these to hand when you contact us:

  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Anything about access we should know
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or drop us an email and give us some details about the property and we will suggest the right survey. The price is agreed up front.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Have overhanging branches cut back
  • Look for new stains on ceilings below valleys after rain
  • Look for downpipes coming loose
  • Watch for green marks down the brickwork

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it is ready.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Leave it or get it looked at?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Parts of them may not be visible, and we will note that in the report.

No, that’s a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

What a gutter survey looks like in Hook Common

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to St John the Evangelist: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Hook station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Hook Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
