Independent gutter surveys in Newnham

Different roofs, different checks

Box and secret gutters

Box and secret gutters frequently cause leaks indoors. We look at the outlets, linings and overflows where safe.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. Splits and failed joints in the lead can let water straight in.

Gutter survey in Newnham: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. If you’re worried about cracked or loose downpipes and fascia boards damaged by overflowing water, a survey will tell you what’s going on.

Older buildings in small places like Newnham may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Check the loft with care after heavy rain

After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it doesn’t, raise it with whoever did the job.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

Local roofs in Newnham

The wider area around Newnham has a long history of building, with The Vyne about 4.6 miles west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For an older house near a landmark such as Church of St. Nicholas, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Hook station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Around Newnham, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Before we arrive

  • For flats, check roof access has been agreed
  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches

Can I check my roof myself?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

What we can’t see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • The inside of a downpipe along its whole length
  • Gutters out of sight from each safe vantage point

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers

Why act early in Newnham

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. We inspect as far as it is safe to see and put it in writing. For older village homes like those around Newnham, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Newnham: your questions answered

Will you come out to Newnham?

Yes, Newnham is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Is my home in Newnham listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When is the best time for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

How quickly is the report sent?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
