About our flat roof survey in Newnham

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and the problems we are asked to look at most are outlets that hold water back and damaged trims at the roof edge.

Flat roofs on exposed homes in small places like Newnham take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Flat roof surveys around Newnham

The Vyne, about 4.6 miles west, is one of the historic houses in the wider area around Newnham. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Take an older house close to Church of St. Nicholas: flat-roofed rear additions and dormers added over the years are worth checking. If you own a rental within reach of Hook station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Newnham is about 5 miles east of Basingstoke, in Hampshire. Bookings from Newnham are handled just like any other: a call or an email, a price, then a date. Our Hampshire coverage includes Newnham and the places around it. Reading is in our area too.

Common questions in Newnham

Is my home in Newnham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Newnham?

Yes, Newnham is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Is ponding on a flat roof a problem?

Standing water a day or two after rain normally needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you go up onto the roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

What does the report include?

A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Roof by roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

What happens on the day

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Newnham can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Useful tips for Newnham property owners

Nothing here needs a ladder. Our suggestions:

  • Look for standing water a day after rain
  • Check ceilings under the roof for damp patches
  • Never stand on rooflights or fragile sheeting
  • Keep people off the roof unless they need to be there

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether old sheeting or boards contain asbestos
  • Structural calculations, which need a structural engineer
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or email us and we will recommend the right survey. What a survey covers and doesn’t.
