DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

About our gutter survey in Up Nately

We carry out gutter surveys in Up Nately as part of our cover across London and the South East. On the day, we inspect what can be seen safely from ground level, windows, the loft space and the roof where it’s safe. Time on site usually takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey valley gutters, parapet and box gutters and eaves gutters, and people most frequently book us about leaking or loose downpipes and gutters full of debris and silt.

Some older homes in villages like Up Nately are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Do not leave hidden gutters out of a clear-out
  • Leave gutter checks at height to someone equipped for it
  • Check the loft with care after heavy rain
  • Have overhanging branches cut back

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

What happens on the day

The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Up Nately, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Signs you need a gutter survey in Up Nately

Hidden gutters are frequently lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Most people get in touch when they’ve noticed something like this:

  • Gutters that have fallen out of line
  • Gutters full of debris and silt
  • Dripping or leaking gutter joints
  • Cracked or loose downpipes

Take a building like Robert May's School: large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey includes

What a survey costs

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT. Gutter survey starts from £150, including VAT. You will know the price for the job before booking.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • Where the property is, with the postcode
  • What kind of property and roof it is

We survey roofs seven days a week. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.

Questions from Up Nately

Will you come out to Up Nately?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Up Nately is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

What’s in the survey report?

A written report with photos, explaining the condition of the gutter, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe and a drone where it applies.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Up Nately homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Hook station may find that a dated record of the roof is useful when planning maintenance across a let. Take an older house close to Church of St. Stephen: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
