Tips from our surveys
Over many surveys, some simple habits stand out as worth the effort:
- Mention any damp patches when booking
- Stay off ladders and the roof
- Hold on to the report for future surveys
- Check we can open the loft hatch
The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
Roof survey in Up Nately
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one, so they deserve a close look. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We are often asked to look into cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles, across clay and concrete tiles, ridges, hips and valleys and the roof space.
In a village or hamlet like Up Nately, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
We keep jargon out of it: if work is needed, the report says so clearly.

Questions from Up Nately
Is my home in Up Nately listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Hook station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is a roof survey the same as a structural survey?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Do you look in the loft space?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
Do you go up on the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where it applies.
Is this a RICS survey?
No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
Signs you need a roof survey in Up Nately
Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
People typically book a survey when they’ve noticed something like this:
- Gaps in the roof where coverings have gone
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Water stains on rafters and ceiling joists
Anyone responsible for a site like Robert May's School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Before you book any roof surveyor
- Is there a chance to talk the report through?
- How they plan to inspect the roof safely
- Is VAT included in the price?
- Whether the inside of the roof is included
Rented homes, blocks and businesses

Roof surveys around Up Nately
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
The streets around a church such as Church of St. Stephen are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Hook station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey works
You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Up Nately, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices
- Keep pets in another room
