Gutter surveys near North Warnborough

How a gutter survey works in North Warnborough

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey parapet and box gutters, valley gutters and downpipes, and common reasons people get in touch are rotten fascias or stained soffits and gutters overflowing in heavy rain.

Older buildings in small places like North Warnborough may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What affects the price in North Warnborough

Prices always include VAT. What changes the price is:

  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages

Prices quoted always include VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What helps most when you contact us:

  • The kind of building and roof involved

  • How the loft is reached, if there is one
  • What’s prompted the survey

North Warnborough questions

Can a landlord with a rental near Hook station book a roof survey?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or drop us an email with the details.

Do you cover smaller places like North Warnborough?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

Will you go up on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes
  • Underground drains, which need a CCTV drain survey

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Parapet and box gutters
  • Fascias and soffits
  • Valley gutters
  • Downpipes
  • Eaves gutters
  • Outlets and hoppers

How it works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around North Warnborough can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

How the survey changes by roof type

Box and secret gutters

Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we check the wall behind for staining.

What happens if roof problems are left?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Around North Warnborough, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Local roofs in North Warnborough

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near All Saints Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Robert May's School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Hook station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
