Our roof survey service in RG29
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey chimney stacks, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are condensation or damp timbers in the loft and flashings that have come away from the wall.
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work

Landmarks near Odiham
Typical jobs here are in homes near All Saints Church, The Bell Inn and Mayhill Junior School and the streets around them. The closest station to Odiham is Hook station, roughly 2.1 miles north-west of the centre. A little further out are West Green House Agricultural Museum (3.3 miles north) and Odiham Castle (1.2 miles north-west). For a walk, there’s Dogmersfield Lake and Tundry Hill.
Roofs, chimneys and gutters across RG29
Homes across RG29 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
From inner London terraces to Kent oast houses, Sussex tile-hanging and Hampshire thatch, the South East has a huge mix of roofs. RG29 is part of that mix.
Odiham: If you let a flat or house near Hook station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near All Saints Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Practical tips
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Find records of any re-roofing or repairs
- Include dormers, porches and garages as you book
- Keep a record of damp patches and dates
- Move stored items away from the loft hatch
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
How we price roof surveys
Not every roof costs the same to survey, for these reasons:
- Roof area
- The height of the building and how the roof can safely be seen
- The shape of the roof and its details
- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.
What we need to know
When you call or email, these details help:
- Any deadline, such as an exchange date
- What made you get in touch
- The type of building and roof, such as pitched or flat
- Any stains, drips or damp patches you’ve seen indoors
We confirm the exact price before booking, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.
Why roofs fail
A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.
These are some of the problems a survey can pick up:
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
- Torn or sagging underlay
- Gutters that overflow in heavy rain
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Honest limits
In fairness, a roof survey has limits:
- Walls, floors and services below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- What’s under the slates, tiles or felt
RG29: your questions answered
Do you carry professional indemnity insurance?
We are covered by professional indemnity and public liability insurance.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you check the loft?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.
What’s the best way to book?
The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof, and we’ll point you to the right survey. Surveys run on weekdays, Saturdays and Sundays.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Will you climb onto the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.
