About roof surveys in RG25
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We survey lead flashings, natural slate and chimney stacks, and people most often book us about standing water on a flat roof and loose chimney pots.
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- Inside, we check the roof space where there is safe access.
- We email a written report with photos and recommendations.
How our prices work
Prices quoted always include VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Homes and roofs across RG25
Across RG25, from Overton, Viables and Hatch Warren outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In RG25, as elsewhere, exposed details are where damage shows first.
Overton: If you live in an older home near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Overton station, a dated record of the roof is useful when planning maintenance across a let.
How the survey changes by roof type
Chimney stacks
Damp on a chimney breast inside frequently starts with the stack outside. We check the flashings and mortar for the cause.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They last well, but their surface erodes slowly.
Landlords, agents and block managers in RG25
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.
What a survey does not cover
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- Asbestos testing of any kind
- Whether the roof structure meets design loads
- A full building survey of the property
What we’re asked to look at in RG25
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
It’s worth booking a survey if you’ve seen:
- Slipped, cracked or missing slates and tiles
- Loose ridge or hip tiles
- Condensation or damp timbers in the loft
- Crumbling chimney pointing or cracked flaunching
How we price roof surveys
Our packages start from £150, including VAT. What you pay for your roof depends on:
- If the survey needs thermal imaging or a drone
- Roof area
- Features like valleys, chimneys, dormers and parapets
- Whether you choose the Basic, Standard or Premium Survey
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before booking.
What we need to know
A few details help us point you to the right survey and price. When you contact us, tell us:
- Whether there is a loft hatch, a shared roof or tricky access
- Any deadline, like an exchange date
- Pictures from the garden or a window, if you have them
- What kind of property and roof it is
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
Common questions in RG25
How much is a survey?
Our price is from £150, including VAT. We confirm the price for your survey before you book. For a price, phone 07833 053749 or use the contact form.
How long does the visit take?
It typically takes between one and two hours at most homes, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.
Can you check whether my roof contains asbestos?
No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Do you give a life expectancy for the roof?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
