Roof surveys for homes and businesses in Ellisfield

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey ridges, hips and valleys, natural slate and clay and concrete tiles, and people most frequently book us about crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain.

Older buildings in small places like Ellisfield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Why get it checked now?

Leaving it means relying on what you can see from the ground. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What happens on the day

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Ellisfield can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Gather any invoices or paperwork from past roof work

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What we are asked to look at in Ellisfield

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Things that often lead to a survey include:

  • Crumbling chimney pointing or cracked flaunching
  • Ponding, splits or blisters on flat roofs
  • Slipped, cracked or missing slates and tiles
  • Ridge tiles that have lifted or moved

Take an older house close to Church of St. Martin: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • When you’ll get the report
  • Their insurance cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is VAT included in the price?

What’s in a roof survey

Roofs, chimneys and gutters in Ellisfield

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Ellisfield has a long history of building, with Hall Place about 3.9 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Landlords with a home close to Basingstoke station may find that a dated record of the roof is useful when planning maintenance across a let. For businesses in and around places such as Festival Place, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

FAQs for Ellisfield

How do I find out if my home in Ellisfield is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near Basingstoke station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

How do I arrange a roof survey in Ellisfield?

To book, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Is Ellisfield in your area?

Yes. Our area covers London and South East England, Ellisfield included.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
