Flat roof survey in Overton: what you get

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We’re often asked to look into blisters and bubbles in the covering and gaps at upstands and abutments, on GRP fibreglass, mastic asphalt and EPDM rubber.

In smaller places like Overton, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to Overton is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

What we cannot see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • A structural engineer’s assessment of the deck
  • The condition of the deck or insulation hidden under the covering
  • Whether old sheeting or boards contain asbestos

FAQs for Overton

Does a conservation area affect roof work in Overton?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover Overton?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you fly a drone over my roof?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Do you need a flat roof survey in Overton?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.

Typical things we’re asked to look at include:

  • Ponding water that doesn’t drain away
  • Leaks around rooflights
  • A sagging deck under the covering
  • Blistering in felt or asphalt

For site and facilities teams at buildings like Overton Church of England Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check from a window for ponding after heavy rain
  • Book a survey every few years
  • Check the outlets after the leaves fall
  • Watch the ceilings below the flat roof for stains

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Why act early in Overton

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Homes in smaller places like Overton can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Why us?

What we look for on each type of roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

What a flat roof survey looks like in Overton

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Overton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
