About our flat roof survey in Deane
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. Common reasons to book are loose or cracked edge trims and ponding water that doesn’t drain away, on EPDM rubber, mastic asphalt and GRP fibreglass.
Some older homes in villages like Deane are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Flat roof surveys in Deane: local notes
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
For landlords with property near Overton station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why act early in Deane
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. Older and listed buildings around Deane may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What happens on the day
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Deane can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.

Tips from our surveys
These tips come from what we see on roofs every week:
- Never stand on rooflights or fragile sheeting
- Limit foot traffic on the covering
- Check ceilings under the roof for damp patches
- Look for standing water a day after rain
Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.
Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
Signs you need a flat roof survey in Deane
Flat roofs take the full force of the weather on a surface that drains slowly. In time, the covering dries out, cracks and loosens at its edges and laps. People typically call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Typical things we are asked to look at include:
- Blocked or damaged outlets
- Standing water left after rain
- Gaps at upstands and abutments
- Cracked or split membrane
If you live in an older home near Church of All Saints, the joins between later flat roofs and the old walls are where problems typically start.
What to check before booking
- Will they check the loft as well as the outside?
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- When you’ll get the report
- Whether you can ask questions once you have the report

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
