What we look for on each type of roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check the joints, brackets and falls.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Gutter surveys for homes and businesses in Deane

We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about blocked outlets and hoppers and leaks at the gutter joints, a survey will tell you what’s going on, on valley gutters, downpipes and outlets and hoppers alike.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Useful tips for Deane property owners

Small things make a difference. Some pointers:

  • Check the loft with care after heavy rain
  • Look out for overflows when it pours
  • Watch for green marks down the brickwork
  • Get the gutters cleaned out every year

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get trees and climbers near the eaves trimmed back using someone with the right kit. Less debris means fewer blocked outlets.

Questions from Deane

Do you cover smaller places like Deane?

Yes. Deane is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Overton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or email us with the details, and we will talk through which survey suits.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we will note that in the report.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey underground drains?

No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • When you need the report by
  • Where water is showing inside, if it is
  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Honest limits

Before you book, it’s worth knowing what a survey will not do:

  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Fascias and soffits
  • Parapet and box gutters
  • Downpipes
  • Outlets and hoppers
  • Valley gutters
  • Eaves gutters

The survey, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house; commercial roofs usually need 3–4 hours. In a small place like Deane, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered
  • Point out any leaks or damp patches

Booking a survey

A quick phone call is typically the easiest start: call 07833 053749 or drop us an email. The price is agreed before a date is set.

Gutter surveys in Deane: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Landlords with a home close to Overton station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. The streets around a church such as Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What happens if roof problems are left?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. In a small place like Deane, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
