Gutter survey in Oakley, Hampshire
A survey of gutters, valleys, outlets and downpipes in Oakley. More than 5,000 surveys completed across London and South East England.
- Blocked outlets and hoppers
- Water spilling over the gutter edge
- Leaks at the gutter joints
How a gutter survey works in Oakley
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. If you’ve noticed leaking or loose downpipes and hoppers and outlets full of debris, we can find out what’s behind it.
In a smaller place like Oakley, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
Oakley questions
Does a conservation area affect roof work in Oakley?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you cover smaller places like Oakley?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
When does the report arrive?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How much time does the visit need?
It normally takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. You will know roughly how long when we arrange the visit.
What happens next?
The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
For landlords and managing agents
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

When you need someone else
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- Hidden sections we can’t view safely
- What’s behind fascias and inside walls
- Blockages deep inside downpipes

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It typically takes an hour or two at a typical home, and longer for a large or complex roof. In a smaller place like Oakley, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- We check hidden gutters, like valleys and parapets, where it is safe to see them.
- The loft space is checked for water marks if it is safe to get into.
- We send a written report with photos and clear recommendations.
How to prepare
- Keep pets out of the way during the survey
- Find any records of previous roof work
- Leave side gates unlocked

- The number of roofs, including extensions and garages
- Which survey package you book

Booking your survey
These details help when you get in touch:
- Any deadline, such as an exchange date
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
- The address and postcode of the property
To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We will confirm the price before you book.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Have gutters cleared at least once a year
- Do not climb a ladder to look in the gutters
- Watch for green marks down the brickwork
- Ask for valleys and parapet gutters to be cleared too
Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.
Don’t forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.
Gutter surveys around Oakley
What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Overton station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as St John's are often among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for example near The Malls, a roof report helps plan work around trading rather than after a leak.
