Gutter survey in Buckskin: what you get

We survey gutters and rainwater systems in Buckskin and right across London and South East England. On the day, we inspect whatever is safely visible from the ground, windows, the roof space and the roof where it’s safe. A visit typically takes between one and two hours on an ordinary house, and longer for a large or complex roof. The written report follows, with photos and recommendations. We survey parapet and box gutters, valley gutters and downpipes, and the problems we are asked to look at most are gutters packed with leaves or moss and downpipes that are split or coming away.

Trees around homes in smaller places like Buckskin drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

What affects the price in Buckskin

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

Prices quoted always include VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

We’ll typically ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • Any marks or damp showing indoors
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Buckskin: your questions answered

Is Buckskin within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Buckskin is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s the price of a gutter survey?

Gutter survey starts from £150, including VAT. The size of the property and the access affect the price. For a price, call 07833 053749 or drop us an email.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you test soffits or gutters for asbestos?

No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there often is around Buckskin, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Before the survey

  • Leave a clear route to the loft
  • If you’re buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

Advice

Local roofs in Buckskin

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Buckskin has a long history of building, with The Vyne about 3.8 miles north-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you look after a shop, office or commercial unit, for instance near The Malls, a roof report helps plan work around trading rather than after a leak. For site and facilities teams at buildings like Chiltern Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like Church of St Thomas A Becket, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What this survey can’t tell you

A survey is a close look at the gutter, but it cannot do everything. The main limits are:

  • Blockages deep inside downpipes
  • Hidden sections we cannot view safely
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we check

  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits
  • Eaves gutters

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Landlords, agents and building managers in Buckskin and across Hampshire can book any of our surveys. For a price for a let property or a block, call 07833 053749 or use the contact form.

Why get it checked now?

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Tradespeople may need to travel further to a smaller place like Buckskin, so it is useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
