Gutter survey in Ibworth

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, frequently down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you’ve noticed dripping or leaking gutter joints and overflowing eaves gutters, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Different roofs, different checks

Plastic (uPVC) gutters

Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Lead is also a target for theft.

Ibworth questions

Is Ibworth within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Ibworth listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.

Do you climb onto every roof?

Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

How do I book a survey in Ibworth?

To arrange a survey, phone 07833 053749 or drop us an email and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Can you tell me if my old gutters contain asbestos?

No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

How much time does the visit need?

A visit typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea when booking.

When to book a survey in Ibworth

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.

Here are some of the things we see often:

  • Overflowing valley or parapet gutters
  • Water spilling over the gutter edge
  • Fascia boards damaged by overflowing water
  • Leaks at the gutter joints

Landlords with a home close to Overton station may find that a dated record of the roof is useful when planning maintenance across a let.

What’s in a roof survey

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Older rural homes like those around Ibworth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. The findings are written up with photographs and recommendations.

Getting ready for the survey

  • Keep pets in another room
  • Let us know about parking near the property

Booking a survey

A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Advice

Roofs, chimneys and gutters in Ibworth

About 4.8 miles north-east lies The Vyne, a reminder of how long the area around Ibworth has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.

Why act early in Ibworth

A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What affects the cost of gutter surveys

  • Whether it is a home or a commercial building

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
