Questions from Rooksdown
I let a flat near Basingstoke station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
Does a conservation area affect roof work in Rooksdown?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will the survey check for asbestos?
No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
Does the report include photos?
Yes. Photos are part of every report.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Just ring 07833 053749 or use the contact form for a price.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Gutter surveys for homes and businesses in Rooksdown
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that usually means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey eaves gutters, parapet and box gutters and downpipes, and people most often book us about valley or box gutters that overflow inside and leaks at the gutter joints.
Around Rooksdown, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

- Whether thermal imaging or a drone is needed
- How big the roof is
- Extensions, dormers and garages with roofs of their own
- Whether it is a home or a commercial building
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

How it works
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. With a bit of garden around a house, as there often is around Rooksdown, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- We start with what you’ve noticed, like damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Preparing for the visit
- Let us know about parking near the property
- For flats, make sure roof access has been agreed

Landlords, agents and block managers in Rooksdown
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
Local roofs in Rooksdown
About 2.2 miles north-east lies The Vyne, a reminder of how long the area around Rooksdown has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Shop and office owners around The Malls may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Fort Hill Community School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens if roof problems are left?
A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. In an older home around Rooksdown, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Look for green streaks or damp patches on walls
- Have gutters cleared at least once a year
- Look for new stains on ceilings below valleys after rain
- Watch the gutters during heavy rain
If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.
Deal with drips, sags and loose downpipes early. They tend to get worse, and the water they spill can damage walls and timber.
What we’re asked to look at in Rooksdown
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.
A survey makes sense if you’ve noticed:
- Hoppers and outlets full of debris
- Brackets that have dropped or snapped
- Downpipes that are split or coming away
- Overflowing valley or parapet gutters
Landlords with a home close to Basingstoke station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
