Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Roof leak investigation in Ibworth

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey valleys and parapet gutters, slate and tile slopes and rooflights and dormers, and the problems we’re asked to look at most are damp underlay across a wide area and water dripping from rafters or underlay.

In a village or hamlet like Ibworth, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Tips from our surveys

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak
  • Put a bucket under the drip and move valuables
  • Keep a photo record of the damp patch

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Don’t block the vents at the eaves. Air movement keeps condensation down, which is often mistaken for a leak. Make sure insulation does not block airflow at the eaves.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Leaks that only appear in weather we can’t recreate
  • Whether rotten timbers meet design loads
  • Defects hidden under coverings or inside walls without opening up

If in doubt, call 07833 053749 or email us and we’ll point you to the right survey. What a survey covers and doesn’t.

What we check

  • Lead flashings
  • Flat roof details
  • Valleys and parapet gutters
  • Rooflights and dormers
  • The roof space
  • Slate and tile slopes
  • Chimney stacks

Leaks and storm damage in Ibworth

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. The Vyne, about 4.8 miles north-east, is one of the historic houses in the wider area around Ibworth. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Overton station, tracing a leak quickly matters when a tenant is living with it.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours, more where the leak is intermittent or the roof is large. In a small place like Ibworth, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at
  • Keep pets in another room

Advice

Roof by roof

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in.

Parapet and box gutters

A butterfly roof drains to a central valley gutter. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Common questions in Ibworth

Will you come out to Ibworth?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in Ibworth?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
